What are home measurement services?

Home measurement services are just what they sound like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser types up a report and a more detailed sketch showing the total square footage of the house and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services necessary?

Challenging real estate taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be taxed for more space than you own! Unless an appraiser has recently performed an evaluation on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a listing

A floorplan service will secure a fair price for your home. Square footage is one of the most important elements potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price of your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service completed by a certified appraiser (after any remodeling that may have affected square footage).

Material for agents

To make sure that your client's home closes at a price that appropriately reflects market value, we suggest seeking a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is a true representation of their home. A floorplan can also be a great marketing tool to attract potential buyers since they can review the layout and features of the property before and after touring.
